If you let a property with gas appliances, the law requires a gas safety check every 12 months by a Gas Safe registered engineer, and your tenants must get a copy of the record. People often call this record a “CP12” or “landlord gas safety certificate”. Its proper name is the Landlord Gas Safety Record (LGSR, formerly known as CP12).

We carry out landlord gas safety checks across Battersea, Clapham, Chelsea, Lambeth, Putney, Dulwich, Wandsworth and most W, SW and SE postcodes. We work with landlords and letting agents and can arrange access directly with your tenants. Gas Safe no. 955367.

Our pricing, clear from the start

A Landlord Gas Safety Record (LGSR, formerly known as CP12) is from £105 + VAT, as it includes our basic call-out charge. If you’d also like a boiler service on the same visit, our basic boiler service is £105 + VAT. Ask us for the details when you get in touch.

If we find something that needs fixing, we’ll explain it and give you a price before doing any work.

What’s included in a landlord gas safety check

We check every gas appliance and flue you provide for your tenants. For each one, we:

  • Check the appliance is safe to use. That covers the boiler, gas hob or cooker, gas fire and any other gas appliance supplied with the property.
  • Check the flue. It must be safe, secure and removing combustion products properly, including flue terminals outside. If the flue runs through a ceiling or boxing, we need to be able to see it through inspection hatches (common in newer flats around Battersea and Nine Elms).
  • Run a combustion check with a flue gas analyser where the appliance allows it.
  • Check the gas rate and burner pressure against the manufacturer’s data.
  • Test safety devices, for example flame failure devices on hobs and fires.
  • Check ventilation is adequate for each appliance.
  • Check the pipework. We visually inspect the pipework we can see and carry out a gas tightness check (as applicable, and always for a Landlord Gas Safety Record).
  • Note the alarms. We’ll note whether carbon monoxide alarms are fitted where we can see them. Fitting and testing them is the landlord’s responsibility.
  • Digital copies. We email your Landlord Gas Safety Record as a PDF for easy filing, and send a yearly reminder two weeks before it expires.

The record. You’ll get a Landlord Gas Safety Record listing each appliance, its location, the result of every check, any defects found and what was done about them, and the engineer’s name, signature and Gas Safe number.

If something fails. We’ll explain it clearly and quote for the repair. Appliances that are classed as “At Risk” or “Immediately Dangerous” under the industry’s unsafe situations procedure have to be turned off (with the responsible person’s permission) and labelled until they are fixed. We’ll tell both you and the tenant what that means. Most repairs can be done by us, often on the same day if we have the part. See boiler repairs and installations.

What the law asks of landlords (in brief)

Under the Gas Safety (Installation and Use) Regulations 1998, landlords must:

  • Have a gas safety check carried out on every gas appliance and flue they provide, every 12 months, by a Gas Safe registered engineer
  • Give existing tenants a copy of the record within 28 days of the check, and new tenants a copy before they move in
  • Keep records for at least two years
  • Maintain gas pipework, appliances and flues in a safe condition

You can have the check done up to two months before the current record runs out and still keep the original renewal date, so there’s no need to leave it until the last week. Appliances that belong to the tenant aren’t covered by the landlord’s check, though we can look at them on the same visit if the tenant asks. This is a summary, not legal advice. See the HSE’s guidance for landlords for full details, and check any engineer on the Gas Safe Register.

Frequently asked questions

How often do I need a landlord gas safety record?

Every 12 months. You can have the check up to two months before the current one expires and keep the same renewal date.

How much does it cost?

A Landlord Gas Safety Record (LGSR, formerly known as CP12) is from £105 + VAT, as it includes our basic call-out charge.

Is a gas safety check the same as a boiler service?

No. The gas safety check is the legal minimum: it confirms each appliance, flue and the pipework are safe at the time of the check. A service is more detailed maintenance of the boiler itself, which most manufacturers need every year for the warranty. Many landlords book both together, and we can do them on the same visit.

Do I need to be there?

No. We can arrange access with your tenant, agent or a key holder. If a tenant won’t give access, keep a record of the attempts. The HSE expects landlords to show they took reasonable steps.

What do I have to give my tenants?

A copy of the gas safety record within 28 days of the check. New tenants must get it before they move in. We send you the record so you can forward it straight away.

What if an appliance fails the check?

We’ll explain why and quote for the repair. If it’s classed as unsafe, it has to be turned off until it’s fixed. We’ll talk you and your tenant through it, and we can usually carry out the repair ourselves.

My property is all-electric. Do I still need one?

No. If there are no gas appliances, pipework or flues at the property, a gas safety check isn’t needed. Remember that electrical safety checks (EICR) are a separate legal requirement.
