A boiler service once a year keeps your boiler running safely and efficiently. Most manufacturers also need one to keep the warranty valid. We’re a small local plumbing and heating business based in Battersea, SW11. We service gas boilers in homes and flats across Battersea, Clapham, Chelsea, Lambeth, Putney, Dulwich, Wandsworth and most W, SW and SE postcodes.

Gas work is carried out by Gas Safe registered engineers (Gas Safe no. 955367). Your service is recorded in the boiler’s service record, and you pay by card or contactless when we’ve finished.

Our pricing, clear from the start

Our basic boiler service is £105 + VAT.

Manufacturers recommend a full strip-down service every five years. At that point certain parts, such as electrodes and seals, may need replacing. We can’t price that before we arrive, but within the first hour on site we can give you a cost for any work needed. Whatever happens, the only fixed cost when we turn up is the £105 + VAT.

What’s included in a boiler service

We follow the manufacturer’s service instructions for your particular boiler, so the exact steps vary a little between models. A typical annual service includes:

  • Asking you first. Any faults, noises, pressure drops or error codes you’ve noticed.
  • Visual safety check. We check the boiler, its casing and seals, the pipework, and the space around it, including ventilation and clearances.
  • Flue check. We inspect the flue, the joints we can see and the terminal outside, and check it’s clear, secure and correctly positioned.
  • Combustion analysis. A flue gas analyser measures how cleanly the boiler is burning (CO, CO₂ and the CO/CO₂ ratio).
  • Gas pressure and gas rate. We check that the boiler is getting the right amount of gas and burning it correctly.
  • Inside the boiler. We inspect, and clean where needed, the burner, the heat exchanger and the electrodes.
  • Condensate trap and pipe. We clean the trap and check the pipe. This matters in London winters, because a frozen condensate pipe is one of the most common reasons a boiler stops in a cold snap.
  • Safety devices. We check that the flame supervision, the pressure relief valve and the other safety controls work as they should.
  • System pressure and expansion vessel. We check both and re-pressurise if needed.
  • Controls. We check the thermostat, the programmer and the heating and hot water operation.
  • Paperwork. We fill in the Benchmark service record (in the boiler manual) and give you a written service report.
  • Digital copies. We email your boiler service certificate as a PDF, with notes and photographs, so you can build a service history for the appliance, and send a yearly reminder two weeks before it’s due.

If we find a problem, we’ll explain it in plain terms, show you if we can, and give you a price before doing any extra work. If we find something unsafe, gas safety rules say we must tell you and make it safe. Usually that means turning the appliance off with your permission. We’ll always explain why. See our boiler repairs and installations.

Who it’s for

  • Homeowners who want the boiler checked once a year and the manufacturer’s warranty kept valid.
  • People in flats and conversions across Battersea, Clapham and Wandsworth, where boilers are often in cupboards, lofts or kitchens and the flue may run through other parts of the building.
  • Landlords. A service is not the same as a gas safety check, but we can do both on the same visit (see our Landlord Gas Safety Record (LGSR, formerly known as CP12) page).
  • Anyone who has just moved in and doesn’t know when the boiler was last looked at.

How booking works

As with all our jobs, a quick WhatsApp is the easiest way. Send us:

  • A photo of the boiler and its data badge (usually under the front panel or on the side), or just the make and model.
  • Your postcode and the type of property (flat, house, conversion, new build).
  • The days and times that suit you.

We’ll reply as soon as we can, and by the end of the day at the latest.

Emergency call-outs in the evenings and at weekends are available, subject to availability, at a higher cost.

Frequently asked questions

How often should my boiler be serviced?

Once a year. Most manufacturers ask for an annual service by a Gas Safe registered engineer as a condition of the warranty. Even out of warranty, it’s the best way to catch small problems before they turn into breakdowns.

What does a boiler service cost?

Our basic boiler service is £105 + VAT. Manufacturers recommend a full strip-down service every five years. That is case by case: we can give you a cost for any extra work within the first hour on site, and the only fixed cost when we turn up is the £105 + VAT.

Is a boiler service the same as a gas safety check?

No. A gas safety check is a legal safety inspection of all the gas appliances, flues and pipework in a rented property. A service goes further on the boiler itself: cleaning, adjusting and checking parts against the manufacturer’s instructions. Landlords often book both at once, and we can do them on the same visit.

What happens if you find a fault?

We’ll explain what we’ve found and give you a price for the repair before doing anything else. If it’s something we can fix on the spot with parts we carry, we’ll offer to do it then. If an appliance is unsafe, we have to tell you and make it safe, which normally means turning it off with your permission.

When is the best time to book?

Late spring and summer are quieter, so it’s easier to get a time that suits you, and any problems get fixed before you need the heating. That said, we service boilers all year round.

How do I pay?

On completion, by credit or debit card or contactless. You’ll get an itemised VAT receipt.
